1. Information We Collect

When you use ForeclosureLeads.us, we may collect:

  • Account information: Name, email address, phone number provided during sign-up or lead capture.
  • Billing information: Payment method details processed and stored by Stripe. We do not store full card numbers on our servers.
  • Usage data: Pages visited, features used, filters applied, and export activity.
  • Skip trace activity: The properties you run skip trace searches on, the date and time of each search, how it was paid for, and your Skip Trace Wallet transactions and balance.
  • Agreement records: When you accept a subscription or Skip Trace Wallet agreement, the name you type, the agreement version, the date and time, and your IP address.
  • Technical data: IP address, browser type, device type, and referring URL.

2. How We Use Your Information

  • To provide, operate, and maintain the Service
  • To process your subscription and billing
  • To send transactional emails (welcome, trial reminders, payment notices)
  • To respond to your inquiries and support requests
  • To send marketing communications (you may opt out at any time)
  • To improve the Service and understand usage patterns

3. Information Sharing

We do not sell your personal information. We share data only with trusted third-party service providers necessary to operate the Service, including:

  • Clerk — authentication and user management
  • Stripe — payment processing
  • Resend — transactional email delivery
  • Neon — database hosting
  • Vercel — application hosting
  • Property and contact data providers — when you run a skip trace search, the property address and the owner name on record are sent to our data provider to perform the search. Your own name, email address, and account details are not sent with the search.

All providers are bound by their own privacy policies and data processing agreements.

4. Skip Trace Results

Skip trace results contain personal information about other people: names, addresses, phone numbers, email addresses, and related details of people associated with a property address. This information comes from a third-party data provider, not from you and not from the county foreclosure records.

  • Results are shown only to the member who ran the search and are kept in that member’s account history so they can be reopened.
  • To avoid repeating the same request, we keep a result on file and may reuse it to answer a later search for the same property for up to 90 days.
  • We keep a record of each search and each Skip Trace Wallet transaction as a business and billing record.
  • Members who receive skip trace results agree to use them lawfully, not to share or resell them, and to follow the laws that govern calling, texting, and emailing.

5. Data Retention

We retain your personal information for as long as your account is active or as needed to provide the Service. After account deletion, personal data is removed within 30 days, except where retention is required by law.

6. Your Rights

You have the right to:

  • Access the personal information we hold about you
  • Request correction of inaccurate information
  • Request deletion of your account and associated data
  • Opt out of marketing communications
